What we serve

One agency for the papers a landlord-tenant or civil practice sends out every month, from a single subpoena to a full portfolio of landlord notices.

Eviction notices

Landlord 5-day demands, 10-day notices to cure and termination notices, delivered by hand and mailed where the lease calls for it.

  • Monthly bulk batches for portfolio owners
  • Single notices for individual landlords
  • Affidavit for every notice

Summons and complaints

Eviction and general civil summonses served by a licensed agency, with an affidavit of service or non-service ready to file.

  • Eviction summonses
  • Civil and small claims
  • Alias summonses

Subpoenas and other papers

Witness and records subpoenas, citations to discover assets, orders of protection and any other paper that has to reach a person.

  • Deposition and trial subpoenas
  • Citations and post-judgment papers
  • Orders and motions

Skip tracing and investigations

When the address on the summons is stale, our licensed private detective agency finds the current one and serves there.

  • Locates for hard-to-find parties
  • Occupancy checks
  • Diligence affidavits

Fast, and the same every month

A notice served late costs your client a month of rent. We run service on a fixed schedule so you can count the days before you send the papers.

On time
A service window set before the papers go outRecurring notice batches run on a schedule we agree with you in advance, and single papers get a serve-by date at intake.
3 tries
No paper comes back after one knockThree attempts are standard on every job before we report non-service, and each one is on the record.
1 team
Our own servers on our own routesJobs are routed to servers who work the same counties every month, under one agency license and one set of procedures.
Built in-house

Our own software runs every job from intake to affidavit

We wrote the platform our servers and clients use, so nothing is retyped between the paper you send and the affidavit you file.

01 Intake

Papers in, jobs created

Each document becomes a job with its address, party and deadline attached.

02 Routing

Mapped and assigned

Addresses are mapped and built into routes by county, then sent to the server who covers that area.

03 At the door

Logged on the spot

Servers record every attempt from their phone: time, outcome, who accepted and a photo.

04 Affidavit

Generated from the record

The affidavit of service is drafted from the attempt log itself, so the dates and details match.

05 Status

Visible to you

Clients sign in to see where each paper stands and to download completed affidavits.

Served by us? Here is how to check.

If someone handed you court papers or a landlord notice and gave our name, you and your attorney are entitled to know we are who we say we are.

We deliver documents for attorneys and property owners. We are not a party to your case, we cannot give legal advice and we cannot discuss what the papers mean. For that, contact the attorney or court named on your documents, or a lawyer of your own.

1. Look up our state license

Serve It Legal is a private detective agency licensed by the Illinois Department of Financial and Professional Regulation, license no. 117.001939. Search that number on the IDFPR license lookup.

2. Check the affidavit

Every affidavit of service we sign names the server and carries our agency name and license number. Your attorney can get the filed copy from the court file.

3. Ask us directly

Email rweinstein@serveitlegal.com with the address and the date you were served. We will confirm whether one of our servers was there.
